From the supplier: Building owners and managers should focus on preventive maintenance rather than breakdown maintenance when it comes to their heating, ventilation and air conditioning systems. Spending money only when systems break down is a flawed strategy because it only serves to cut an equipment's lifespan by half or even more. In contrast, preventive maintenance can help property managers and owners avoid unnecessary repairs. It serves as a guard against future breakdowns and costly replacements. Many preventive maintenance measures can easily be implemented. These include draining coils, calibrating controls, cleaning pipeline stainers, changing filters and belts, lubricating motors and inspecting the roof. Other techniques are verifying automation systems, cleaning up mechanical rooms, and keeping a logbook of all repairs, service and breakdowns.
